First Time For Everything Part 1: Buying a Home

Key to houseBuying a home, especially for first-time buyers, is a daunting and overwhelming task. From loans, contracts, and the actual home search process, it’s hard to know where exactly to start! That’s why you should trust an experienced real estate agent and broker to help walk you through the home buying process.

Leave it to the professionals to guide you through this milestone in your life! Here are some things to consider when buying a home for the first time, in chronological order:

  • Costs. Though you may feel personally ready to buy a home, are you financially ready? You’ll want to make sure you have enough money in the bank to ensure you can pay some of the upfront payments, such as your down payment and your closing costs. Down payments are typically around 3%, but you can pay as much as 20% down, which will help keep your monthly mortgage down. Closing costs are typically 2-5% of your loan and cover expenses related to finalizing your mortgage. You should also put some move-in money aside to pay for things like repairs, DIY projects, and furniture.
  • Budget. Once you’ve determined how much money you can designate to your down payment and other costs, consider your debt, income, and credit score to determine a fair budget for buying a house. This will also probably determine what kind of houses you can search for, the type of amenities you can afford, and what neighborhoods fit into your budget the most.
  • Mortgage and Loans. Since buying a house is such a huge purchase, no one expects you to have all of the money upfront right away. Look into your mortgage and loan options, and which ones best suit your financial needs. You should also look into which loans you’re specifically eligible for. For example, VA loans are designated for veterans and current military service members and require no down payment on a home! There are a variety of other loans which require no down payment, and others will allow you to choose a 30 year loan with higher interest rates, or a 15 year loan with lower rates, but larger monthly payments. You should get pre approved prior to looking, so you know what price range you qualify for.
  • Real Estate Agents. After educating yourself on your financial options and exactly what you can afford, you’re ready to begin searching for a home! The absolute first thing you should do is look into finding a great real estate agent to help you look. Moving into a new house is such an exciting, albeit stressful, time. With so much going on, it can be hard to keep track of everything that needs to be done upon moving in.
